This notice covers two things: framehaus.co, our own website, and the estate agency websites built on framehaus. They work differently, so we explain each separately.

Here we are the data controller.
What we collect. Only what you send through the demo form: your name, your agency's name, your email address, your phone number if you give it, how many offices you have, and your message. For spam protection, we also keep your IP address and email for up to 24 hours.
What we track. Nothing. framehaus.co sets no cookies, stores nothing in your browser and runs no analytics. See Cookies.
Why we use it. To reply to your request and arrange a demo. Our lawful basis is legitimate interest: you asked us to get in touch. We don't use your details for anything else, and we don't sell them.
How long we keep it. We keep demo requests for 24 months, then delete them.
Each estate agency is the data controller for its own website and its own clients. framehaus is the processor: we run the site and handle the data on the agency's instructions, under a data processing agreement. The agency's own privacy notice tells you how it uses your details, and requests about your data go to the agency first. We help it answer them.
What those sites record, with consent. If you accept tracking, the site keeps a random visitor ID in your browser and records the pages and properties you view, the searches you run, the links and buttons you click (such as phone, email or virtual tour) and how long you spend. If you later send an enquiry, that history is linked to it so the agency can see which homes you looked at. If you decline, none of this is recorded.
Agencies may use AI to summarise a visitor's browsing on their site to help them prepare for a call. No automated decisions are made about you.
What you send. Enquiries, valuation and viewing requests, and anything you share through a client portal: sellers, buyers, landlords and tenants sign in with a link sent to their email address. We send email on the agency's behalf, in the agency's name.
We use these providers. Each only processes data to provide its service to us.
Personal data is hosted and stored in the UK/EU. Our database is in Ireland and our API servers are in London. The exception is email: the emails we send, and their delivery records, are processed by Resend, Inc. in the United States, under the EU Standard Contractual Clauses and the EU-U.S. Data Privacy Framework. Web pages are served by our hosting providers, which, like any web host, see your IP address when you load a page.
Some of our providers are based outside the UK. Where personal data leaves the UK, we rely on UK adequacy regulations or the International Data Transfer Agreement/Addendum.
You can ask to see, correct or delete the details held about you, or object to how they're used. For framehaus.co, email seancapillas@gmail.com. For an agency website, contact the agency. If you're unhappy with how your data has been handled, you can complain to the Information Commissioner's Office at ico.org.uk.
